Tenant Application Criteria
General Requirements*

• Each person over the age of 18 will be considered an applicant and must qualify individually.

• Application form must be filled out completely and digitally submitted.

• Nonrefundable background check fee of $30 per applicant is required prior to lease offer, this fee covers the cost of a third party screening through Buildium that covers Criminal History, Credit History, and Eviction records, as well as processing the application.

• Applicants must provide proof of income to verify that their net monthly income matches 2.5 times the monthly rent.

• Each applicant must provide a rental reference that confirms a minimum of 1 year of rental history from a third-party landlord. Applicants without rental history will be considered, but may require a cosigner and/or double deposit. Management reserves the right to deny tenancy on the basis of an inability to contact the references provided.

• An applicant's third party screening through Buildium will include a rental score and impartial recommendation based on credit history. Applicant may be denied based on the results of that screening. This includes factors such as unpaid debts, collections services, inadequate income, or poor credit score. A resident score is not the same as a credit score, and our Resident Score criteria is 700 or greater. Learn more about resident scores.

• Eviction records for lease violations are immediate grounds for application rejection.

 

Criminal History Stipulations*

Automatic denial for crimes committed within the last seven years:

• 1st, 2nd, and 3rd degree murder

• Harassment/Stalking

• Kidnapping

• Simple/Aggravated robbery

• Terrorist threats

• Felony controlled substance

• Felony burglary/theft

• Arson

• 1st, 2nd, 3rd, and 4th degree sexual assault/misconduct

• 2nd degree manslaughter

• 1st and 2nd degree assault

• Possession of a controlled substance or intent to distribute a controlled substance

• An attempt to commit one of the above stated crimes

Misdemeanors: Any misdemeanor may be subject for denial. Type of charge and date of conviction may affect the decision. Proof of resolution may also be required.

Felonies: Any felony conviction less than seven (7) years from release will be subject for denial. Per federal regulation, drug and alcohol felonies may be acceptable with proper documentation. Regardless of conviction date, no applicant with a felony conviction for any of the following will be accepted:

• Acts of violence

• Sex crimes

• Illegal manufacturing or distribution of drugs

Additional record results may result in denial, such as destruction of property or a history of noise complaints.

*Residency may be denied due to a criminal record. All criminal history conditions are made in compliance with The Fair Housing Act.

Rental History:

Several factors in a tenants rental history may result in disqualification, such as:

• History of Late Rent

• History of damaging property

• Failure to fulfill leases, including failure to provide proper notice of move out

• Outstanding debts to rental owners or property management agencies

• Eviction records


 

Processing can take several days if we do not receive response from previous/present

landlords, employers, and other references. Management will make a reasonable

attempt to contact previous and present landlord(s) submitted by the Applicant. However,

the ultimate responsibility for supplying this information to Management lies with the

Applicant. It is suggested that the applicant contact their previous rental references and notify them that they will be contacted for the reference.

Applicants are to understand that many applications are being considered, and that there is no guarantee of their approval even if they fulfill all qualification requirements. Leases are not to be considered secured until a deposit is placed or the lease is signed. All leases are offered contingent on background checks. Failure to submit the background check within 12 hours of the offer will result in a withdrawal of the lease offer so as to allow us to follow up with additional applicants.


 

Terms of Lease:

Each tenant must agree to the terms of the lease, among which will include:

 

• Automatic transfer to Monthly at the end of the leasing period.

• Two month notice required upon move out.

• Renters insurance required.

• No indoor smoking.

• No recreational pets without prior approval.
